If you've been researching property management options, you've probably seen "guaranteed rent" advertised by a handful of platforms. The promise is appealing: whatever happens with your tenant, you get paid. However, the way that guarantee is delivered varies significantly between products. If you don't understand the difference before you sign up, you may be in for a surprise the first time you actually need it.
This guide explains how guaranteed rent works, what it covers, and the key distinction that separates products that genuinely remove your risk from ones that just shift paperwork around.
Before anything else: guaranteed rent in the context of property management software covers delinquency — what happens when a placed tenant stops paying. It is not vacancy coverage. If your unit sits empty between tenancies, a guaranteed rent product won't make that period revenue-generating.
That's worth knowing upfront, but it's not the most important thing to understand. The more consequential question is what happens operationally when your tenant goes delinquent.
There are two fundamentally different ways guaranteed rent gets delivered, and they produce completely different experiences for landlords.
The insurance model
Some platforms offer guaranteed rent as a policy. It serves as a financial backstop you can claim against if things go wrong. When a tenant misses rent:
You document the delinquency and file a claim
The platform reviews it and determines whether it qualifies under the policy terms
If approved, you receive a payout, typically after a waiting period
You are still responsible for managing the eviction process yourself
You're protected in theory, but you're still the operator in practice. You're chasing documentation, waiting on approvals, and managing a legal process, Meanwhile, your cash flow is disrupted and your mortgage payment is still due.
The proactive software model
Other platforms function by continuing to distribute rental payments while your tenant is delinquent. When a tenant misses rent:
You receive your payment monthly
The software platform absorbs the delinquency and manages it directly
There is no claims process, because you were never exposed to the disruption
The difference in practice is significant. Under the insurance model, a delinquency event means months of stress and uncertainty about whether your claim will pay out. Under the proactive model, your payment arrives on schedule limiting disruptions to your cash flow.
The insurance approach isn't dishonest; it does provide real protection compared to no coverage at all. But it has structural limitations:
Claims can be denied. Policies have exclusions, documentation requirements, and conditions that can void coverage if not followed precisely.
Cash flow is disrupted in the interim. Even if your claim is ultimately approved, there's a lag between delinquency and payout.
Incentives aren't aligned. The platform's financial interest is to minimize claim payouts. Yours is to get paid quickly and cleanly.

When evaluating any guaranteed rent product, these questions will tell you which model you're actually dealing with:
Do I receive my payment on the same day every month regardless of whether my tenant has paid?
If my tenant goes delinquent, do I file a claim, or does the platform handle it?
What documentation do I need to provide to trigger coverage?
What are the grounds for claim denial?
Who manages the eviction process if it comes to that?
If the answer to the first question is "no" — if your disbursement depends on whether your tenant has paid — you are looking at the insurance model, regardless of how the marketing frames it.
Guaranteed rent doesn't exist in isolation. The quality of your protection depends heavily on everything that happens before a tenant ever misses a payment:
Tenant screening. This is the single biggest determinant of whether you ever need to use your guarantee. Look for platforms running full credit, eviction history, income verification, and employment checks.
Lease management State-compliant templates, e-signature, and renewal workflows reduce legal exposure if a dispute arises and you have to move towards an eviction
Fee transparency. Model total annual cost including placement fees and renewal fees, not just the headline management rate.
A platform with a strong proactive-model guarantee and weak tenant screening is still a riskier product than one that does both well.
