Renting in Temecula

Temecula is mostly owner-occupied. About 32% of homes are rented and 77% of its housing is single-family detached, per the U.S. Census Bureau's 2020–2024 American Community Survey, so a rental here competes mostly with other houses. Half the homes were built after 1997. The median renter household pays $2,347 a month including utilities. That figure includes apartments, so set a house's rent from comparable houses rather than the citywide number.

California rules every landlord should know

Security deposit limit
1 month's rent; 2 months for individual landlords with no more than 2 properties and 4 units, unless the tenant is a service member
Deposit return deadline
21 days after move-out, with an itemized statement of any deductions
Late fee limit
No fixed limit; a late fee is void unless the landlord's actual costs would be hard to fix in advance and the fee is a reasonable estimate of them
Notice before entering
24 hours' written notice (6 days if mailed), during normal business hours, except in an emergency
Notice to end a month-to-month lease
30 days if the tenant has lived there under 1 year, otherwise 60 days. After 12 months, the landlord needs a just cause unless exempt

“The team at Nomad was very helpful. I have been an Airbnb host for the past 10 years and am transitioning back to long-term rentals, so it's been a while since I had a vacancy to fill. I found my first tenant in the first week.”
