About Nomad

Nomad is digital property management software for renting out your California home yourself. You set the rent and choose the tenant; the platform handles listing syndication, screening, a California-specific lease, rent collection and maintenance triage, backed by guaranteed rent and $500k in property protection. Track earnings and approve repairs from the owner's portal. Fees start at 4% of the lease, paid once up front.

Renting in California

California's landlord rules are detailed, and some cities add their own. Most landlords can take a security deposit of up to 1 month's rent. Individual landlords with no more than 2 properties and 4 units can take 2 months, except from a service member. Return the deposit within 21 days after move-out, with an itemized statement of any deductions. There's no fixed cap on late fees, but a fee is void unless it's a reasonable estimate of costs that would be hard to fix in advance. Give 24 hours' written notice before entering (6 days if mailed), during normal business hours, except in an emergency. To end a month-to-month lease, a landlord gives 30 days' notice if the tenant has lived there under a year, and 60 days after that. After 12 months, you need a just cause unless the home is exempt.

“The team at Nomad was very helpful. I have been an Airbnb host for the past 10 years and am transitioning back to long-term rentals, so it's been a while since I had a vacancy to fill. I found my first tenant in the first week.”
