Compare Property Management Companies in Greenville, SC

Hiring a property manager in Greenville is mostly a question of fit. Some owners want someone local to take the late-night maintenance call, walk the home between tenants and handle the showings. Others are close enough, or comfortable enough, to run most of it themselves. The five companies below all manage single-family rentals in the Greenville area. For each one we've noted what they manage, where they work and what they publish about fees, so you can build a short list and start making calls. Most full-service managers charge a monthly percentage of rent plus a leasing fee, so ask every company for the full fee schedule in writing. The companies below that publish fees charge either a percentage of rent, from 7.9% to 11.9%, or a flat $99 to $119.99 a month. On a $2,000 monthly rent, a 10% plan costs $200 a month. If you don't need a full-service manager, software like Nomad covers listing, screening and rent collection for about 4% of monthly rent, or about $80, plus a one-time $99 onboarding fee. When a repair comes up, you can send it to a vetted local pro through Nomad, and if you'd rather not handle inquiries and tours, you can add Professional Tenant Placement.

Marchant Property Management

Marchant Property Management was founded in 1995 and manages only residential property: single-family homes, condos, townhomes, duplexes and small apartment complexes. It covers Greenville, Greer, Simpsonville, Mauldin, Travelers Rest, Easley and nearby towns. There are three plans: Silver at 7.9% of rent with a 75% leasing fee, Gold at 9.9% with 50%, and Platinum at 11.9% with 25%. Lease-only service is a month's rent ($1,000 minimum). If no qualified tenant is found within 60 days of marketing, you can cancel without penalty, and pet damage is covered up to $2,000 beyond the deposit.

Progressive Properties

Progressive Properties of Greenville was started by Brian and Heather Walsh, who bought their first rental in 2009, and it says it now manages more than 650 doors across Greenville County. It charges a flat $99 a month per property ($90 for owners with 10 or more) plus a placement fee of 75% of the first month's rent, on month-to-month contracts. If a placed tenant breaks the lease before month six, it finds a replacement with no placement fee, and it charges nothing until rent is paid. It has an in-house maintenance team, and owners can see every invoice.

GoGo Property Management

GoGo Property Management manages single-family homes, multi-unit residential buildings and commercial property across the Upstate, and says its team has more than 20 years of combined real estate and property management experience. Full service is a flat $119.99 a month, plus a $100 onboarding fee, a leasing fee of 75% of one month's rent and a $199 renewal fee. Owners keep a $300 maintenance reserve. Inspections are included, and tenants get a resident benefits package that includes renter's insurance. There's no leasing fee until a qualified tenant is placed. A good fit if you want a fixed monthly cost.

C. Dan Joyner Property Management

C. Dan Joyner Property Management has managed rental properties for more than 45 years from its Greenville office. It covers Greenville, Spartanburg, Anderson, Easley and the surrounding areas. Alongside rental homes, it also manages homeowners associations, with both financial-only and full-service HOA programs. Accounting is handled in-house, and a 24-hour emergency answering service is available to tenants and owners. It doesn't publish its fees, so ask for a quote.

MoveZen Property Management

MoveZen is a family-owned company founded in Wilmington, North Carolina, in 2006, with eight offices across the Carolinas. Its Greenville office on Millport Circle covers Greenville, Spartanburg, Greer, Mauldin and Simpsonville. It manages single-family homes and townhomes, along with multifamily, build-to-rent, furnished mid-term rentals and HOAs, and owners can buy services on their own or together. It doesn't publish fees. Its owner help center says the fee is typically a percentage of collected rent, so ask for the full schedule.
