New Mexico rules every landlord should know

Security deposit limit: 1 month's rent for leases under 1 year. For leases of 1 year or more there is no fixed cap, but the landlord must pay interest on a deposit above 1 month's rent
Deposit return deadline: 30 days after the lease ends or the tenant moves out, whichever is later, with an itemized list of deductions
Late fee limit: 5% of the rent for each rental period it is late, only if the lease provides for a late fee
Notice before entering: 24 hours in writing, unless agreed otherwise. Not required in an emergency or for repairs within 7 days of the tenant's request
Notice to end a month-to-month lease: 30 days in writing before the rent due date
