Nomad is property management software that St. Louis owners use to lease and manage their own homes. You set the rent. You pick your tenant from screened applicants. You approve what gets spent. The software does the repetitive part: syndicating your listing to more than 30 sites, running the screen, generating a Missouri-specific lease, collecting rent, and routing maintenance to vetted local vendors. You track all of it in the Nomad app. That runs about 4% of rent. Full-service management in St. Louis typically runs 8-10%, plus a leasing fee of half a month's to a full month's rent every time the home turns over (observed across St. Louis providers, September 2026). Guaranteed rent sits behind it, so you're paid on a fixed monthly schedule for the term of an executed lease whether or not the tenant pays, and you get $500,000 of property protection. Before you list in St. Louis, know what the city asks of you. This is general information as of September 2026, not legal advice, so confirm details with the City of St. Louis and an attorney licensed in Missouri. The city requires a residential occupancy permit, which comes with a Housing Conservation inspection. Check which jurisdiction you're in first: the City of St. Louis and St. Louis County are separate, with separate rules, and owners apply to the wrong one all the time. Missouri caps your deposit at two months' rent, and you have 30 days after the tenancy ends to return it or send a written, itemized list of what you're keeping. You can withhold for unpaid rent and damage beyond normal wear, but get it wrong and the tenant recovers twice the amount (RSMo 535.300). Days on market, the gap between listing and signing a lease, is what a vacancy really costs you. Nomad's leasing data shows the first week does most of the work: homes that lease within seven days pull more than twenty inquiries in that week, while homes that take a month or more see fewer than half as many (Nomad analysis of its own listings, July 2025). Turnovers cost more than owners budget for. Across Nomad's active portfolio through June 2026, the median gap between tenants was 30 days, and one in four ran 60 days or longer.
