About Nomad

Nomad is digital property management software for renting out your Florida home yourself. You set the rent and choose the tenant; the platform handles listing syndication, screening, a Florida-specific lease, rent collection and maintenance triage, backed by guaranteed rent and $500k in property protection. Track earnings and approve repairs from the owner's portal. Fees start at 4% of the lease, paid once up front.

Renting in Florida

Florida sets no cap on security deposits, but it has strict rules for holding and returning them. You have to keep the deposit in a separate Florida bank account or post a surety bond. If you rent five or more units, you also have to tell the tenant where it's held, in the lease or in writing within 30 days. When the lease ends, return the deposit within 15 days, or send notice of any claim by certified mail (or by email, if the tenant agreed to email notices) within 30 days. Miss that notice and you lose the right to deduct from the deposit, though you can still sue for damages. Florida sets no cap on late fees. For repairs, give 24 hours' notice and enter between 7:30 a.m. and 8 p.m. Either side can end a month-to-month lease with 30 days' written notice. For a lease of a year or longer, give the tenant a separate flood disclosure before they sign.

“After listing a different property for rent with a realtor for 8 months, I decided to take a different approach with another home. I was not disappointed with Nomad Leasing. In just 2 days I had a verified tenant, and in less than a week they were moving in.”
