Colorado is a rule-heavy state to be a landlord in, and the deadlines can be the expensive part. Security deposits come back within 30 days of lease termination (up to 60 if your lease says so) and since January 1, 2026 you have 14 days to produce receipts for any deduction a tenant questions, or you forfeit the right to keep any of it. Ending an expired tenancy requires cause and 90 days' notice, though owner-occupied single-family homes, duplexes and triplexes are exempt. Repairs run on a clock: 72 hours to start and 14 days to finish, or 24 hours and 7 days for no heat between October and April. Rent is uncapped, but one increase per 12 months with 60 days' notice. And Colorado is one of the few states where managing property for someone else requires a real estate broker license — worth verifying if you hire out, and not required to manage your own home.
