Renting in Arizona

Arizona caps security deposits at one and a half months' rent, including any prepaid rent, though a tenant can choose to prepay more. Once the tenant has moved out and asked for the deposit, you have 14 business days to return it with an itemized list of deductions. Late fees have no fixed cap, but they must be reasonable and written into the lease. Give 2 days' notice before entering, except in an emergency; a tenant's repair request counts as permission to enter for that repair. Either side can end a month-to-month lease with 30 days' written notice before the rent due date. Every residential rental must be registered with the county assessor, with changes updated within 10 days. Cities can't require their own rental registration.
