24/7 emergency triage
An emergency is anything that threatens your property or your resident's safety. Lula answers 24/7 and works the problem with your resident right away. You're notified as soon as intake is done, and it goes one of two ways.
The damage is stopped over the phone, so no pro was needed. Come morning it's a normal request and the decision is yours.
If an emergency can't be de-escalated at intake, Lula dispatches a pro to contain the situation up to your $500 emergency limit. They scope the full repair while on site, so you get a quote and still choose who does it.

For the call that stopped it
Yes. Intake is free and commits you to nothing. You get the problem diagnosed and documented, with photos and your resident's availability, then you decide: fix it yourself, send it to your home warranty or handyman, or send a Lula Pro.
Free intake makes every one of those easier. About one in five requests get resolved during intake, which saves you the job entirely.
Lula intake is embedded in your resident's Nomad portal. It's free and available 24/7, including nights, weekends, and holidays. There's also a phone line if they'd rather call.
Lula works the issue with the resident before anything gets scheduled, and a lot of requests end right there. A garbage disposal that hums but won't turn usually just needs the reset button underneath. A dead outlet is often a tripped GFCI two rooms away. Water where it shouldn't be gets the resident to the shutoff valve before it becomes a real repair.
When that works, nothing is scheduled, no vendor goes out, and you're charged nothing. You'll still see the request in your portal, marked resolved during intake.
Otherwise it comes to you with the diagnosis, photos, and your resident's availability.
Most common jobs are flat rate, with hundreds of services published in Lula's price catalog. A $75 trip fee covers the visit and on-site diagnosis, charged once per job even if the pro comes back. The catalog price is on top of that if the work goes ahead.
Some specialty trades are priced hourly instead. If those need a quote, a diagnosis fee applies and is waived when you approve it.
The fee for the visit still applies. If the problem turns out to be something your resident caused, Lula flags it so you can decide whether to bill it back.
Work up to your spending limit proceeds without another approval. That's $300 on a standard job and $500 on an emergency. Anything above it comes back to you to approve or decline.
Emergencies are generally anything where there may be imminent damage to property or danger to a person. They're dispatched immediately, without waiting on your approval, up to the $500 emergency limit. Lula still tries to help the resident contain the problem first, like locating and shutting off a water main. You'll be notified right away and can be involved.
Non-emergency requests submitted after hours wait for the next business day, though residents can submit around the clock.
Intake and triage work exactly the same way. You get the full diagnosis and coordinate a repair with a vendor of your choosing. Vendor availability varies by location.
Residents still go through Lula intake either way, on purpose. Lula gives real guidance in an emergency, including when to call 911 and how to prevent property damage by locating and shutting off a water main. On out-of-network emergencies we also surface your contact details to your resident so they know where portal support ends.
Most everyday repairs are. A handful of specialty services aren't, including flooring, glass and window repair, foundation work, and pool care.
Send everything through Lula intake regardless. That gives your resident clarity and you get the diagnosis either way. For an uncovered service you coordinate your own vendor from there.
Yes to both. You can always handle a repair yourself and use whoever you want. Once a request is captured, coordinate with your vendor directly using the diagnosis and photos from intake.
If you have a home warranty, still start every request with Lula intake. It costs you nothing, and the documentation can help speed up your claim if you go that route.
There's a 24/7 line for both you and your residents. Residents can submit a request. You can check the status of any job, ask about scope or pricing, or raise your spending limit on a job in progress.
Every repair carries a 30-day warranty, covered by Lula. If something fails in that window, they send someone back at no charge.
Larger replacements carry their own manufacturer warranties on top. HVAC is typically one year on labor and ten years on parts; roofing is typically one year on labor and twenty years on parts. Those terms come through on the quote.
If something breaks again, have your resident submit a new request the normal way. Lula flags it as a possible warranty issue and sends the same pro back to assess. If it's related to the earlier repair, it's free.
A $75 trip fee applies when a resident is a no-show, the vendor can't access the home, or the work can't be completed for reasons outside the vendor's control.

Your residents already have the link in their portal. Next time something breaks, you'll get the diagnosis, the details, and the rates. The decision is still yours.
