Nomad is able to offer a unique platform to owners looking to rent their home(s). Our expert team will support you with competitive pricing, marketing (optional), leasing, placing thoroughly vetted residents, and, most importantly, guaranteeing your rental income every month!
Nomad is not a property management company. Our platform and its services cater to owners who are looking for a DIY solution to renting their property. In addition to offering guaranteed monthly payments, we also manage the marketing (optional) and leasing of your home, secure vetted residents, serve as a payment platform, provide best-in-class property protection, and coordinate maintenance and repairs. Nomad won’t allow you to be hands-off but these features help you remove the stress and uncertainty that comes with managing a property.
Our monthly fee is 4%, taken directly out of your monthly rental payment. This fee includes your guaranteed monthly rent, resident support agents, maintenance request triage, repair scheduling, and vendor coordination. We also charge a one-time leasing fee of $250, which includes pricing analysis, application hosting, professional screening, and supporting the execution of the lease. If you need our expert team to help with the marketing of your property, we charge an additional one-time $1,000 fee, which includes a marketing strategy, professional photography, syndication across multiple listing platforms, and management of showings with prospective residents.
Nomad will evaluate your home in comparison to similar properties and give you an estimated rental range we believe someone would rent your property. Once your home is rent-ready (see our Home Standards), we will coordinate the marketing of your home, whether handled by you or our expert team. We then vet potential residents to find the right one for your home and when they are placed we will begin to guarantee your rental income. You will not have to worry about delinquency or missed payments. We’ve got you covered!
That’s great! We can still guarantee your monthly rent. In order to work with you, we would need your resident to pass our screening criteria. Once they pass, we would send you a contract with us guaranteeing your monthly rent. If they do not pass our screening, we would not be able to work together until your current agreement is over and we could assist with placing a new, vetted resident.

If your resident is approved, we can move forward with the leasing process and guaranteeing your monthly payments! The Nomad network is growing all the time. In Arizona, there is a specific tax called the Transaction Privilege Tax. Most rental property owners in Arizona are required to have a license. For full details and requirements, please refer to the AZ department of revenue.
States and counties have different requirements regarding licensing that change frequently. Please refer to your county’s government website regarding the licensing requirements for your area. Information for Phoenix, Arizona can be found on azdor.gov, and information for Denver, Colorado can be found on denvergov.org.
You are responsible for the utilities in your home until a resident moves into your property. Once a resident moves into your property, you will partner directly with them on transferring the necessary utilities into their name.
We have a team-based approach to customer service here at Nomad, which ensures that when issues arise you’re able to get support even if a Nomad teammate is on vacation or out sick. This may cause you to interact with multiple people, but our teams are always in contact to ensure your issues are resolved quickly and efficiently.
Nomad does not perform property checks at any point during your time with us. If Nomad is coordinating the marketing of your home and we receive feedback from a showing that needs your attention, we will let you know. You are welcome and encouraged to check on your property throughout the marketing process and anytime during the duration of your agreement with Nomad. Please provide your residents with at least 48 hours' notice prior to visiting the property.
