Most of the factors that drive vacancy — price, location, condition — aren't quick fixes. Lease timing is. And it's one most owners overlook. Two small decisions can make a real difference: when your lease ends in the month, and what time of year it expires.

End your lease at the end of the month

Mid-month end dates create unnecessary friction. You're prorating utilities, compressing your turn window, and doing math you shouldn't have to do.

When a lease ends on the 30th or 31st, you get a clean break. Your accounting is simple, your turn timeline is predictable, and you can get a new resident in with an early-month start date — no prorations, no scrambling.

It sounds minor. Over the course of a tenancy, it quietly saves you headaches every single month.

Expire during peak leasing season (April–September)

Roughly 60% of annual moves happen between May and September. That's not a coincidence — it's payroll cycles, school schedules, and weather all pushing people to move at the same time.

For owners, that demand spike matters. More active renters means more applicants, faster leasing, and stronger pricing. A lease expiring in peak season gives you options. One expiring in January gives you a much thinner pool, and often forces you into concessions or extended vacancy just to get someone in the door.

What to do if you're off-cycle

If your lease ends in a slow month, extend the term to get back on track. A 14- or 16-month lease can bridge you from an off-cycle expiration into peak season. Once you're aligned, go back to standard 12-month terms.

Don't shorten leases to fix this — that just trades one problem for another.
