Tenant placement is a great option for owners who prefer to self-manage their property and would like help finding and placing a new tenant.

No, Tenant Placement is not the same as Property Management. You will still be in charge of making sure your property is in good condition, ensuring our team can access your property, and be responsible for addressing any issues that may come up at your property.
Once you've hung a lockbox on your property, placed keys inside, and alerted our team of the access information, we can begin to show your property for you. If there is feedback from showings about the condition of your property, we will relay that to you to address. We will guide interested tenants through the showing and application process, and present tenants that meet our screening criteria to you so that you can draft and send a lease through our lease builder.
The tenant placement process is seamless and fully managed through your owner portal. Start by adding your property details and photos, or let us handle the photography. After confirming your property is ready, we'll create a listing for your review before publishing it on top listing sites, most notably Zillow. You can monitor all details in your leasing dashboard. We schedule and conduct tours, provide price adjustment recommendations, and rigorously screen tenant applications. Once you select a tenant, we prepare the lease for signing. After the tenant signs and pays the security deposit, we hand over management to you.
Timing varies by property type, time of year, and overall market conditions. What we do know is that the best way to get your property leased in a short amount of time is by building a great listing, pricing your rental competitively, and being responsive to prospects. We’re here to support you through all of that, but you’ll stay in control with full visibility and decision-making power through your personalized dashboard.

Pre-leasing requires owners to already have photos of the property ready for listing, as we can not take new photos until the property is vacant. Additionally, pre-leasing requires the current tenant's agreement to our consent form and access to your property for showings, either through a lockbox or smart lock code.
